What is an EICR?

An Electrical Installation Condition Report (EICR) is a formal assessment of the electrical installation within a property, carried out by a qualified and registered electrician. The inspection evaluates the condition of all fixed electrical wiring, circuits, consumer units, sockets, switches and associated equipment against the current UK wiring regulations (BS 7671, 18th Edition).

Who Needs an EICR?

Landlords

Since July 2020, all private landlords in England are legally required to hold a valid EICR. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 state that:

  • An EICR must be carried out at least every five years, or at the start of each new tenancy
  • A copy of the current certificate must be provided to tenants at the start of their tenancy, and to all existing tenants within 28 days of each new inspection
  • Any C1 or C2 remedial work must be completed within 28 days (or sooner if the report specifies)
  • Failure to comply can result in fines of up to £30,000
